Parceled provides parcel boundary data (the legal property lines of each lot) for 126M+ US parcels in 2,377 counties across 50 states. Boundaries are served as hosted Mapbox Vector Tiles you can drop into Mapbox GL JS or MapLibre without running a tile server, and every parcel is queryable by latitude/longitude or parcel ID through REST, GraphQL or the MCP server.

- **Parcels:** 126M+
- **Counties:** 2,377
- **Format:** MVT (pbf) tiles, GeoJSON-ready JSON

## What is parcel boundary data?

A parcel is a piece of land the county records as a single unit of ownership and taxation, identified by an assessor's parcel number (APN). Parcel boundary data is the polygon for each parcel: where the property lines run. It is assembled from county GIS and assessor offices, so it is the authoritative answer to "which lot is this?" for mapping, underwriting, site selection and field sales. See [what is an APN](https://www.parceled.ai/guides/what-is-a-parcel-number-apn).

## What fields come with each parcel?

| Field | Description |
| --- | --- |
| Boundary | Parcel polygon (vector tiles) |
| Parcel ID / APN | County-issued parcel number where published, plus a stable Parceled ID |
| Situs address | Street address, city, ZIP, county FIPS, state |
| Centroid | Latitude and longitude |
| Owner | Owner name(s) and mailing address, where the county publishes them |
| Land size | Lot acres and square feet |
| Last sale | Sale date and price, where published |

## How do I add parcel boundaries to my map?

Call `get_tile_endpoints` (free) to get a tile URL template, then add it as a vector source. Step-by-step: [add parcel boundaries to Mapbox or MapLibre](https://www.parceled.ai/guides/add-parcel-boundaries-to-mapbox).

```js
map.addSource('parcels', {
  type: 'vector',
  tiles: ['https://www.parceled.ai/api/parceled/tiles/<layerId>/{z}/{x}/{y}?key=prc_live_...'],
  minzoom: 0,
  maxzoom: 14,
})
map.addLayer({
  id: 'parcel-lines',
  type: 'line',
  source: 'parcels',
  'source-layer': 'parcels_a',
  paint: { 'line-color': '#dc4a5a', 'line-width': 1 },
})
```

## How much does parcel data cost?

| Item | Price |
| --- | --- |
| Map tiles | 5,000 free per month, then 1 credit per 1,000 tiles |
| Parcel record (single property) | 1 credit ($0.01) |
| Parcel record (bulk search) | 1 credit per row returned |
| Coverage check | Free |

## How do I get started?

1. **AI agents:** add the MCP server `https://www.parceled.ai/api/mcp` to Claude, ChatGPT, Cursor or any MCP client. OAuth runs automatically. See [install](https://www.parceled.ai/install).
2. **Developers:** create a free key with one request: `curl -X POST https://www.parceled.ai/api/v1/accounts -H "Content-Type: application/json" -d '{"email":"you@example.com"}'`.
3. **Check coverage first:** `check_availability` (MCP) or `GET /api/v1/check-availability?lat=..&lng=..` is free and tells you which datasets exist at a location before you pay.

The free tier includes 100 API calls and 5,000 map tile requests a month. After that, credits cost $0.01 each and you are only charged for fields that return data. Full reference: [docs](https://www.parceled.ai/docs).

## Frequently asked questions

### Does Parceled cover every US county?

Parceled has parcels in 2,377 counties across 50 states and lists them county by county on the [coverage page](https://www.parceled.ai/coverage). Check any address for free with `check_availability` before you buy.

### Can I download parcel shapefiles?

Parceled serves boundaries as vector tiles and per-property records through the API, not as bulk shapefile downloads.

### How is Parceled different from county GIS portals?

County portals each use their own formats, field names and tools. Parceled normalizes thousands of county sources into one schema with one API, one tile server and one key.
