# Zoning data API for US parcels

> Get the zoning district of a US parcel: raw jurisdiction zone code, normalized category (single-family, multifamily, commercial, industrial...), overlays, and buildable-area screens like vacant, ADU-eligible and split potential.

Parceled links parcels to the zoning districts that cover them and returns the jurisdiction's own zone code alongside a normalized category such as residential single-family, multifamily, mixed use, commercial or industrial. It also precomputes buildable-area screens (vacant land, ADU eligibility, lot-split potential, building coverage, built below zoned capacity) so you can search for development opportunities instead of reading code books parcel by parcel.

- **Zoning per parcel:** 1 credit
- **Categories:** 13 normalized zone categories
- **Screens:** Vacant, ADU, split, coverage, upzone gap

## What zoning information is returned?

| Field | Example |
| --- | --- |
| Zone code | "R-2", "C-MX-5", "AG-1" (as the jurisdiction writes it) |
| Zone category | residential_single_family, mixed_use, industrial ... |
| Jurisdiction | City or county that adopted the zoning |
| Overlap | Share of the parcel the district covers, primary vs overlay |

## What are parcel screens?

Screens combine the parcel geometry, building footprints and zoning into yes/no signals you can filter on: unimproved (vacant), developable residential/commercial/industrial, ADU-eligible, minimum number of lots it could be split into, building coverage percentage, nonconforming, and an upzone gap where existing buildings are well below what zoning allows.

## How do I get started?

1. **AI agents:** add the MCP server `https://www.parceled.ai/api/mcp` to Claude, ChatGPT, Cursor or any MCP client. OAuth runs automatically. See [install](https://www.parceled.ai/install).
2. **Developers:** create a free key with one request: `curl -X POST https://www.parceled.ai/api/v1/accounts -H "Content-Type: application/json" -d '{"email":"you@example.com"}'`.
3. **Check coverage first:** `check_availability` (MCP) or `GET /api/v1/check-availability?lat=..&lng=..` is free and tells you which datasets exist at a location before you pay.

The free tier includes 100 API calls and 5,000 map tile requests a month. After that, credits cost $0.01 each and you are only charged for fields that return data. Full reference: [docs](https://www.parceled.ai/docs).

## Frequently asked questions

### How do I find out what a property is zoned?

Look the parcel up in the city or county zoning map, or query Parceled's `search_parcels` with `include: ["zoning"]`. See [how to find the zoning of a property](https://www.parceled.ai/guides/how-to-find-zoning-for-a-property).

### Is zoning data official?

Zoning districts come from the adopting jurisdiction's published GIS. Always confirm with the planning department before relying on zoning for a permit or purchase.
