Tax assessor data

Tax assessor data API for US properties

Parceled's tax assessor data API returns county assessor records for US properties through MCP, REST and GraphQL: assessed and market value, year built, building square footage, bedrooms, bathrooms, stories, land use, lot size, owner name and mailing address, and last sale date and price. You can fetch one property by coordinate or search in bulk with filters such as "built before 1995, market value over $400,000".

What is tax assessor data?

Every US county (or township, in some states) has an assessor who values property for taxation. The assessor's roll is the most complete public description of each property: who owns it, what is built on it, how big it is, how it is used and what it is worth for tax purposes. Recorder (deed) offices add sale dates and prices. Each county publishes this differently, which is why most teams buy it normalized from a data provider instead of collecting it county by county.

Which assessor fields are available?

GroupFields
ValueAssessed value, market value
BuildingYear built, building area (sq ft), bedrooms, bathrooms, stories, roof material (sparse)
LandLot acres, lot square feet, standardized property use
OwnershipOwner 1 and 2 names, mailing address, owner-occupied flag (sparse), likely renter-occupied signal
SalesLast sale date and amount

Field completeness depends on what each county publishes. `check_availability` reports whether a property has a real assessor record (not just an empty row) before you pay.

Can I search assessor data in bulk?

Yes. `search_properties` filters every parcel in a county, ZIP code, bounding box or radius by assessor attributes and returns up to 500 rows per page. Example: single-family homes in ZIP 80202 built before 1990 and last sold before 2015.

Use `count_properties` (1 credit) to size a query before paging through it.

How do I get started?

  1. AI agents: add the MCP server `https://www.parceled.ai/api/mcp` to Claude, ChatGPT, Cursor or any MCP client. OAuth runs automatically. See install.
  2. Developers: create a free key with one request: `curl -X POST https://www.parceled.ai/api/v1/accounts -H "Content-Type: application/json" -d '{"email":"you@example.com"}'`.
  3. Check coverage first: `check_availability` (MCP) or `GET /api/v1/check-availability?lat=..&lng=..` is free and tells you which datasets exist at a location before you pay.

The free tier includes 100 API calls and 5,000 map tile requests a month. After that, credits cost $0.01 each and you are only charged for fields that return data. Full reference: docs.

Frequently asked questions

Is tax assessor data public record?

Yes. Assessment rolls are public in every state, though counties differ in what they publish online and some states restrict bulk use of owner names. Parceled aggregates what counties publish.

How current is the assessor data?

Assessor rolls are typically certified once a year. Parceled refreshes county sources on rolling schedules; each county's coverage page shows what is available.

What is the difference between assessed value and market value?

Market value is the assessor's estimate of what the property would sell for. Assessed value is the figure taxes are calculated on, often a percentage of market value set by state law.
