What zoning information is returned?
| Field | Example |
|---|---|
| Zone code | "R-2", "C-MX-5", "AG-1" (as the jurisdiction writes it) |
| Zone category | residential_single_family, mixed_use, industrial ... |
| Jurisdiction | City or county that adopted the zoning |
| Overlap | Share of the parcel the district covers, primary vs overlay |
What are parcel screens?
Screens combine the parcel geometry, building footprints and zoning into yes/no signals you can filter on: unimproved (vacant), developable residential/commercial/industrial, ADU-eligible, minimum number of lots it could be split into, building coverage percentage, nonconforming, and an upzone gap where existing buildings are well below what zoning allows.

}How do I get started?
- AI agents: add the MCP server `https://www.parceled.ai/api/mcp` to Claude, ChatGPT, Cursor or any MCP client. OAuth runs automatically. See install.
- Developers: create a free key with one request: `curl -X POST https://www.parceled.ai/api/v1/accounts -H "Content-Type: application/json" -d '{"email":"you@example.com"}'`.
- Check coverage first: `check_availability` (MCP) or `GET /api/v1/check-availability?lat=..&lng=..` is free and tells you which datasets exist at a location before you pay.
The free tier includes 100 API calls and 5,000 map tile requests a month. After that, credits cost $0.01 each and you are only charged for fields that return data. Full reference: docs.
Frequently asked questions
How do I find out what a property is zoned?
Look the parcel up in the city or county zoning map, or query Parceled's `search_parcels` with `include: ["zoning"]`. See how to find the zoning of a property.
Is zoning data official?
Zoning districts come from the adopting jurisdiction's published GIS. Always confirm with the planning department before relying on zoning for a permit or purchase.
